The Treasure Trove is permanently added to the draft pool after finding the floorplan on the Estate. The room is a right angle, with a stone surface in one corner. The gold supplied by the room is placed on this stone surface, in piles of 5 coins, and must be collected manually.
The Treasure Trove can be found past the red door in The Underpass, past the small gate in the upper portion of the mechanical gear.
On the stone surface, piles of 5 coins appear. One pile appears per time the room is drafted (using the value from the room directory), to a maximum of 32 piles (160
total).
This room never spawns any other items, even at high luck.
The room contains one chest reminiscent of those in the Reservoir; it has a color, an icon, and contains a memo when opened. It can only be opened with a key; other methods of opening locks like Sledge Hammer do not work.
Every time the box is opened, the next time the room is drafted a different box appears. If the box is not opened, the box does not change next time.
The boxes come in a fixed sequence, until all of them have been opened, after which it appears to give a random box.

The first spoiler in the "Interpretation" line for non-handwritten green memos states whether the memo is true or false. "hand" in the memo color column means the memo is handwritten.

Some of the Treasure Trove memos from the boxes reference a "true treasure of the trove":

The solution is to draft the Treasure Trove somewhere outside the house. This can be done by using the Blessing of the Monk.
The chest is replaced with a black box with Orinda Aries sigil cores atop it. The key that opens this chest is the Key of Aries, as shown by its similar design.
Once the chest is opened, it contains the Royal Scepter, and permanently upgrades the room to contain the Royal Scepter when drafted normally (when not already owned).
[Upgrade Spoiler: Cloister] Drafting the Treasure Trove from the Cloister of Orinda will cause a random Antechamber door to open.
